The Home Selling Process
1. Do Your Research
Do your due diligence! As your realtor team, On My Way Home will assist you with your market research by providing a list of comps in your area so you can list at the best price!
2. Pre Inspection
Put on your "new buyer glasses"! Walk around your home taking note of repairs and upgrades that you believe the property needs. The more you prepare your home, the faster you can sell!
3. Make a List
Gather all pertinent information on the property and complete seller’s disclosure if applicable- upgrades, monthly utilities, favorite activities, events in close proximity, neighborhood highlights
4. Preparing The House for Sale
You have made this house your home but it's time to showcase the best of it. You want your personal effects to either be removed or decluttered so a potential buyer can envision themselves in the house.
5. Lights, Camera, Action!
As the saying goes, a photo is worth a thousand words. On My Way Home will hire a professional photographer to showcase your home to catch the eye of potential buyers. According to one study done by a real estate photography company, top-notch photos can make your house sell 32% faster than a house with low quality or average pictures.
6. Marketing Time
Now that we have the images needed, it is time to decide which marketing plan would best suit your selling needs! We will schedule a meeting so we can review the different types of marketing we can provide for you!
7. Active Listing
As your realtor team, we will upload your listing onto the MLS and Zillow.
8. Under Contract!
During this time you have accepted an offer and now the buyer must complete their responsibilities (ie, inspection/mortgage commitment).
9. Processing the Title
Convey clear title- gather payoff information for any and all liens
10. Settlement
Signing the final documents and handing over the keys! Time to celebrate!
